New retail center on Bus. 190 under construction, dental office first tenant

A new retail center is under construction at 2705 E. Business 190.
The office/retail space is at the former location of PAR Guns, which closed in November 2016 after the then landlord Jim Wright Properties locked the doors. PAR Guns sold firearms and custom work as well as personal “response plans” and hosted monthly preparedness classes.
Prior to being occupied by PAR Guns, Coldwell Banker had occupied the then two-story building.
Wright said he waited about a year after PAR Guns closed down before he bought and tore the building down to build something that would be one single-story.
The new building will feature three office/retail spaces, the largest of which will be occupied by Lone Star Pediatric Dental and Braces in Suite 101.
Lone Star Pediatric Dental and Braces offer pediatric dental and orthodontic services and currently have five locations in Austin and four other locations in Dripping Springs, Elgin, Belton and Killeen.
There is currently 2,837 square feet available for lease within the two remaining store fronts, for mixed use, street retail. Suite 102 has 1,398 square-feet of space while Suite 103 has 1,439 square-feet available. In the parking lot, there will be 27 parking spaces total.
Wright said that the sign out in front of the building that says there is 10,000 square-feet available is incorrect. There is actually only approximately 6,000 square-feet of total retail space, he said.
The lease rate is $1.75-$1.85 per square foot monthly, according to the JWC website.
Wright said the building will be open hopefully within the next 60 days. The available date to lease is listed as June 1, 2019 on the website.
